NorthTech Management LLC specializes in full site Project Management. We believe in taking sites from beginning to end so that all pieces of the build are properly documented. New Build, Upgrades, UMTS deployments, Expansion, Service, Maintenance, and Security Additions are all a part of a strong network to grow customer loyalty. NorthTech takes hold of a project to keep focus on many overlooked steps that may affect the final product. See below for a more detailed breakdown of our site services.

New Build Site Design: Attend and instruct design / tech walks for new site creation. Outline best and most cost effective routing for new power and telephone utilities. Choose optimal equipment location per carrier with crane staging area, feasibility, and structural integrity factored. If building has "sensitive" surroundings, tenant problems, or other issues NorthTech Management has been chosen for our specialized equipment platform design abilities. At the customer's instruction we incorporate all concealment solutions, LL requests, and specific lease items from the beginning of a site process to ensure items are not overlooked and eventually disallowed throughout the site approval process.

Construction Drawing Review: We review, comment, and markup all stages of Construction Drawings. Lease Exhibits, Zoning Drawings, Preliminary and Final Construction Drawings are all reviewed by our team. Keeping in mind party walls, property line issues, setbacks, sky planes, and airspace rights our experienced construction teams also realize the "real world" problems that may arise down the line. Our team works closely with AE Firms and permitting service companies to ensure that your permit will meet all municipal or city regulations before filling.

Telephone "TELCO" Coordination: Our teams coordinate with our customer's telephone groups to ensure proper and timely T1 delivery. We are experienced in most circumstances and have long working relationships with the Tri-State area's Utility Design Engineers to ensure that all sites meet the contingencies of the local service provider. Meet on site with provider's engineers and site's electrician to ensure proper field installations due not affect relationship with utility provider. Our goal is to have T1's installed and Accepted before a site goes into the regular construction process. This ensures that SOW's do not change causing LL issues and difficult working conditions.. causing your site to go "On Air" without delay in schedule. Copper and Fiber Demarcations are standard application with no Scope of Work too difficult to meet provider's requirements.

Power Design Coordination: North Tech Management works closely with local and state licensed electricians to coordinate the best possible installation for your sites power needs. We have designed new rawland sites from 200amp single service applications to full 800amp applications sufficient for several carrier collocations. Our electricians submit all design paperwork, file permits, attend on site meetings, and ensure all proper permit acceptance is completed. We understand that every single site is different and has different requirements. NorthTech has also coordinated with customer's leased teams for amendments to implement sub-meter services if new service needs will be too costly. When we run into these building from the beginning AE walks we also ensure that all language is in place to properly submeter existing service to not have any LL compensation problems down the line.

Microwave "UWAVE" Coordination: We have managed and installed several microwave applications from temporary T1 shots to permanently licensed applications. NorthTech verifies line of sight (LOS) from donor site to all surrounding candidates, visits all sites, and double checks LOS to ensure shot will link up after all preliminary coordinations. We understand that existing field conditions and future circumstances must all be calculated throughout the design process to avoid potential failure once in operation.

Bidwalk – General Contractor Job Awarding: The most important key to a great site is a dependable General Contractor (GC). We ensure that every single aspect of the job is documented clearly in our meeting minutes documents. [link to example file] Carriers can properly track new build / upgrade costs by running easy report tools on development costs correct.....? The biggest budget and projection killer is the infamous change order. Too often are bids awarded just to have change order after change order cycle through your site's budgeted costs. Every inch of a new build/upgrade site is listed in our meeting minutes and discussed on our walks to ensure that when the change occurs it is justifiable. We invite landlords, property management companies, and or the lease signee on every walk to ensure that questions are answered before construction begins. At this time we obtain signed LL approval on all construction documents to combat "stoppage" while sites are in the build process. Material / Monopole Ordering: NorthTech takes charge and is a one stop site solution for equipment ordering needs. On all of our sites we create full materials listings to provide the contractor with all needed materials to provide a quality product. How often have you heard.. "we did not receive" or " we are out of the following".. because of these issues sites are produced without proper materials causing future site maintenance issues. From the start NorthTech Management orders all items necessary from countless vendors to provide a full site pick list when needed. On top of missing materials we all know the hassle of carrying oversized pieces through stairwells and pulling heavy items to the roof with rope systems. We ensure that all necessary materials are on site for the crane pick avoiding costly delays and avoiding the all too popular "additional crane fee change order..." We coordinate with in house customer technicians or outsourced vendors to ensure that each material list is accompanied by the site's BTS needs. Monopole, Flagpole, Monopine, and other structure orders are no longer a worry when dealing with NorthTech. We provide cost comparison breakdowns, timeline schedules, and engineering review from our list of trusted manufactures. On site delivery and condition documentation are all a vital part of our service agreements.

Site Meetings / Pre Construction Walks: A large part of a successful build is due to upfront walkthroughs and preparation. With a fast paced build it is impossible to expect 24x7 on site supervision. If a contractor is properly given instruction there is no excuse for steering away from construction drawings and layouts. Our sites are properly walked through in detail as often as necessary to ensure that the GC is comfortable with the future site development. Through our on site supervision services and pre-construction preparation all changes are documented and justified BEFORE being implemented.

Commission Scheduling / On Air Implementation: Scheduling of Customer Technicians and RF Engineers to complete all post construction configurations, call testing, and drive testing. NorthTech deals directly with your in house teams to schedule site's completion and meetings to finalize all on air checklists.

Quality Assurance (QA) Inspections / Building Inspections: NorthTech walks every site with over a 100-point site inspection policy. Adding cable supports and protecting open tray are small items that avoid future maintenance issues – these types of items are standard on NorthTech managed projects. We prep sites for future expansion while protecting all areas of construction to ensure operation when the site is actually upgraded. We do not run future conduits and pull extra cable to have these items become non-functional when they are actually needed. Close Out Documentation: How often do you have a contractor build a site for you to find out that six months later there is a lien on your building? When you need to add antennas or a BTS how frustrating is it to not have redlined drawings? NorthTech Management provides custom close out packages or implements pre-structured close out books at our customer's instruction. We ensure that the product in the field can be clearly understood by your lead Project Manager sitting in the office so that decisions can be made on the spot – cutting out overhead and wasted funding for additional design walks or audits. Site Audits: NorthTech Management creates custom audit packages for every client. If you are already satisfied with your audit process and are looking for a new team to implement your prestructured process we can do so. We do not just simply submit one page documents with a few check marks and number of antennas. We approach every job thinking about your needs and how we would like to review documentation. Our packages show detailed information on every critical part of your site down to the model and serial number. Every item on our list has photo documentation neatly sorted and labeled so your project leads can review on site conditions from their desk. This tool has proven itself time and again for picking out possible future failure of hardware due to poor installation or severe affect fro the elements. All reports are submitted both hard and soft copy utilizing Adobe .pdf formats for ease of emailing and uploading.

ESD / Maintenance: NorthTech tackles even the toughest of site issues. Our team jumps on all landlord issues large or small to ensure that your relationships are not diminished due to roof leaks or building damages caused by a contractor. We coordinate to have all RF issues resolved ASAP to keep your site performing at it's optimal level. We coordinate with AE firms and your leasing specialists to create new drawings and amendments for sector relocations and or equipment moves. No issue is too big or too small for our team.
